DIP Holding IPO Priced at Dh1.12 a Share Ahead of November 11 DFM Debut

DIP Holding, the owner of Dubai Investments Park, has set the final price of its initial public offering at Dh1.12 per share, raising about Dh1.9 billion ($529 million) in what is the UAE’s first IPO of 2026.

The company disclosed the price on the Dubai Financial Market (DFM) on Wednesday, November 4. It sits near the middle of the Dh1.10 to Dh1.15 range announced on October 27, according to Gulf News and The National.

The offer at a glance

  • Final price: Dh1.12 per share
  • Shares sold: 1,735,243,300, a 20 per cent stake
  • Proceeds: about Dh1.9 billion, going to the selling shareholder, Dubai Investments
  • Market value at listing: Dh9.7 billion
  • Subscription period: October 27 to November 3
  • Allocation SMS and refunds: November 10
  • DFM listing: November 11, under the symbol “DIP”

Because the offer consisted of existing shares sold by Dubai Investments PJSC, DIP Holding itself does not receive any of the money raised, Gulf News reported. Dubai Investments keeps the remaining 80 per cent, and both parties have agreed to a 180-day lock-up after listing.

Demand and dividend plans

The company said the offer was covered several times across the price range by local, regional and international investors, though it did not publish the total order book. Eligible Dubai Investments employees and shareholders also received allocations, and the minimum subscription for retail investors was Dh5,000.

DIP Holding has set out a dividend plan of Dh700 million for 2026, Dh725 million for 2027 and Dh750 million for 2028, paid twice a year subject to board and shareholder approval. The first payment, Dh350 million, is planned for April 2027 and covers the whole of the second half of 2026. The National put the implied dividend yield at about 7.5 per cent.

Citi, Emirates NBD Capital and HSBC acted as joint global coordinators. The offer was confirmed as Shariah-compliant by the internal Shariah supervision committees of Emirates NBD and Dubai Islamic Bank.

What the companies said

Chairman Khalid Jassim Bin Kalban said the response showed “the resilience and depth of Dubai’s capital markets”. Chief executive Omar AlMesmar said the company’s priority was “sustainable growth, strong cash generation and long-term returns”.

Dubai Investments described the pricing as a deliberate choice to give new shareholders an attractive entry point, according to The National.

About Dubai Investments Park

Established in 1997, Dubai Investments Park is a mixed-use community near Al Maktoum International Airport and Jebel Ali Port. It has about 1,000 tenants, 5,700 subtenants and more than 150,000 residents, The National reported, with warehouses, hotels, shops, schools and medical centres on site.

The listing comes after a slower period for regional share sales. Citing Dealogic data, The National reported that UAE companies raised $1.1 billion through three IPOs in 2025, while IPOs across the Middle East raised $7.1 billion from 61 listings that year, down from $13 billion the year before.

What investors should know

Retail subscribers should receive allocation details by SMS on November 10, when surplus subscription funds are also due to be refunded. Trading is due to begin on the DFM the following day. Share prices can rise or fall after listing, and investors may wish to seek independent financial advice before buying or selling.
